ArmTec HyperFlex over torch-on
Failing torch-on renewed with the ArmTec HyperFlex system — a seamless liquid rubber membrane bonded directly over the prepared existing torch-on. No costly stripping, no exposed roof during the work.
Torch-on bitumen membranes were the default flat-roof waterproofing for decades, and thousands of Bloemfontein slabs wear one. They age predictably: the UV-protective mineral chips shed, the bitumen oxidises and goes brittle, joints open, and blisters form where trapped moisture expands in the afternoon heat.
The traditional fix — strip the old membrane and torch on a new one — is expensive, slow, and leaves your roof exposed mid-project. In most cases it is also unnecessary.
BloemGuard renews torch-on roofs by overlaying a reinforced liquid system directly over the prepared existing membrane. The old torch-on stays down as a base layer; the new system bonds to it, bridges its joints and cracks with mesh reinforcement, and finishes with a UV-stable topcoat that protects it from the sun that killed the original.
The SealPro systems we use
- ArmTec HyperFlex overlay — UltraBond WP primer over the entire surface (mandatory on torch-on), ArmTec mesh reinforcement over the full surface and at every joint, flexible membrane coats and UV-stable topcoat.
- UltraBond WP — the mandatory primer over torch-on and bitumen. It prevents off-gassing delamination; no topcoat ever goes onto torch-on without it.
How the job runs
- Inspect & quote — we map blisters, open joints, punctures and previous repairs across the whole membrane.
- Prep & repair — blisters cut out and dried, joints re-sealed, surface cleaned and primed.
- Seal & reinforce — full-surface reinforced overlay, detailed at edges, outlets and penetrations.
- Topcoat & sign-off — UV-stable finish, walkthrough and documentation.
Common questions
Is overlaying really as good as stripping and re-torching?
For most sound-but-aged membranes, yes — the old torch-on becomes a stable base and the new reinforced system does the waterproofing. Stripping is only necessary where the membrane is saturated or debonded, and our inspection tests for exactly that.
How disruptive is the work?
Far less than a strip-and-replace. There is no torching, no gas on site for the overlay system, and the roof is never left open. Most residential slabs are completed in days.
My torch-on is blistering. Can it still be saved?
Usually. Isolated blisters are cut, dried and repaired before the overlay goes down. Widespread saturation is the exception — the inspection will tell you honestly.
